Our Divisions

MCG Special Projects

A dedicated construction delivery framework for large-scale, multi-phase property and infrastructure developments — with a flagship mandate to support the 100 Inclusive African Cities Programme.

Division overview

What we do

MCG Special Projects is the coordination framework for integrated developments whose buildings, utilities, roads and community facilities need to be planned together. It is central to MCG's positioning around the long-term ambition of 100 inclusive African cities associated with founder Luthando Maduna and the Luthando Maduna Foundation. This ambition is not a claim of completed cities, secured sites, approved funding or an active construction programme.

We undertake small projects as well as larger construction packages. Each appointment defines the scope, delivery resources and specialist responsibilities. Professional registrations and certifications are verified where required; service descriptions do not imply a particular accreditation or completed project.

Services in detail

Service 01

Integrated urban development coordination

Our services bring building, infrastructure and public-realm packages into one coordinated delivery framework. Early work identifies site constraints, development requirements, stakeholder interfaces and the infrastructure needed for each phase. The purpose is to create a coherent sequence of decisions and packages rather than assume every part of a development can proceed at once.

  • Development package and interface planning
  • Buildings, utilities and public-realm coordination
  • Phase strategy and completion requirements

Scope considerations: Land ownership, development finance, planning permission and construction of every package are not implied.

Service 02

Master-planned communities and phased developments

A multi-phase community requires alignment between homes, employment spaces, services and supporting infrastructure. Our coordination considers what each phase needs to function and how later phases connect to earlier works. Housing mix, facilities and delivery sequence would be shaped by site-specific feasibility, demand, funding and the relevant approval processes.

  • Residential, commercial and community interfaces
  • Infrastructure dependencies and staged delivery
  • Access, service and public-space continuity

Scope considerations: Unit numbers, land uses, budgets and timelines remain subject to feasibility, funding and approvals.

Service 03

Stratum development concepts

The two planned initial developments are Stratum Mini Complex and Stratum Mixed Use. Their proposed profiles combine accommodation with everyday retail and local services, at different scales. Special Projects would consider the coordination of the approved construction packages, local infrastructure and phased handover; the concept profiles are not confirmation of a site, franchise agreement or construction commencement.

  • Planned Mini Complex and Mixed Use scope coordination
  • Residential, retail and local-service interfaces
  • Site-specific package planning and handover

Scope considerations: Both initial developments remain Planned. Project Manager details, locations, funding and delivery dates have not been supplied.

Service 04

Programme controls and inclusive participation

Our programme coordination tracks dependencies, schedules, risks and changes across multiple packages. Where agreed, procurement and delivery planning could identify appropriately scoped opportunities for local contractors and suppliers. Participation would be assessed against safety, quality, commercial and technical requirements, with no promise of automatic appointments, jobs or investment returns.

  • Programme baseline and interface reporting
  • Risk, change and phase-readiness reviews
  • Defined local contractor and supplier opportunities

Scope considerations: Programme controls do not guarantee cost or schedule outcomes; participation and procurement remain subject to selection and contract requirements.

Delivery approach

Our starting point is feasibility and scope definition, followed by governance, package boundaries and a phased delivery strategy. Our model recognises that inclusive development depends on more than construction: approvals, viable operations and community needs must also be addressed by the responsible stakeholders. MCG's role is established through a specific appointment for each opportunity.

Completion and handover

Each phase would have its own readiness criteria, service connections, completion records and operational interfaces. Construction completion should be distinguished from the wider city's social and economic outcomes. The 100-city ambition remains a long-term vision, with progress described only when supported by verified project information.
